@Andy Nathan got a definitive move out date for my current month to month renters. Touched base with realtor contact to get that place on the market. Awaiting preapproval before making offers on props 2 (and maybe 3).

Ric Foxworth, Caryn Herzberg (both with Keller-Williams) or Matt Quitter are all solid agents in the Jacksonville beaches, intracoastal areas.

I had great results with CBC Mortgage.  Very flexible and worked with me knowing what I was trying to accomplish. If you're in North Florida, I would recommend talking to Lori Miller-Bennett in the Fernandina Beach Office.  She handled my Jacksonville purchase last year.

I'm a Jacksonville native.  I'll say that in much of Florida, there is as much diversity within cities as there is within the state.  For example, in Jacksonville there are areas that are prime markets that can safely be bought and held for long term gains and other areas that no matter how much you invest to make the home nice, they won't cash flow.

A lot of good info on this thread. I live in Centreville, VA (originally from Jacksonville, FL). I recently purchased my first rental property back home in Jacksonville.

I think there are deals to be had in NOVA, but you'll have to be more creative than in other markets. For example, I've found banks offering sub 3% mortgages on primary residences. If you can get one of those and wait out any mandatory waiting periods, you can then convert to a rental that cash flows.

I saw a few similar posts from years before, but didn't see any recommendations. I am looking for an accountant in Northern Virginia (Fairfax County) to review my books and help me prepare my taxes.  This year will be my first with rental income, so I want to make sure I have everything correct (or at least well documented).  Particularly, I need help with parsing out the basis for depreciation.
