@Anna Catron I'm a NFCU member and reached out to them this month on a property I'm purchasing. They had good rates, but would only do 15-years and required 25% down on investment properties.

@Kurt Toth so, you would completely recoup your investment in about 4 years. I say hold on to that milk cow

@Sandy Sawyer the long term is taxed lower, which is the capital gains tax. Short-term investments are taxed at your regular tax rate.

I'm hoping to find a way to completely avoid paying the tax (at least not immediately) - of course legally.

I have a decent amount of money currently invested in the stock market. I would like to use some of that to either pay cash for a second rental property, or use as collateral on a loan that will reduce my down payment.

When I purchased my first rental home, I sold a chunk of stock to pay the down payment.  I could do that again, but the problem I'd like to avoid is paying the capital gains taxes on the stock I sell.

What/how should I approach a lender about using my stock holdings in a creative manner?

If California is anything like Florida or Virginia, you can go to the county tax appraiser website and do a search on the address. The record will show who owns it. It may or may not have a good address for that owner.

@Deantre Burch i don't live there. I invest in Jacksonville, live in Northern Virginia. I plan to send my daughter to school in Gainesville in about a year. If you get a virtual meetup going, i would like to participate. If my daughter does get in there, i think i would uave her house hack her way through.

I've been able to get 30 year fixed on SFR in areas away from my primary residence, which the bank views as a 2nd home vs. Investment property.

I was leery, but my banker practically insisted as long as my non-rental income could cover the mortgage.
