@Sasha Josephs My wife and I have thought about doing rentals in that area but it just seems like it wouldn’t be worth the hassle. Properties seem to be listed too high (wholesalers) and the costs to renovate plus keeping up with it after each turnover would probably be expensive as well.

@Chance Brookins Welcome to BP, I'm currently AD and partnered with someone on two projects. Will be buying 4 more after these 2 are complete. Do a lot of research and use the VA loan to your advantage.

@Artie Wrightson I have a realtor in the Beaufort area who may be willing to help but not sure if he’d go to Fripp island. I can ask for you though?

@Natalie Hahn I’ve built several decks and I’d say about 10-12k depending upon material. The pressure treated wood costs next to nothing but if you do a vinyl that’ll alone ball park 7-8k. Just depends on the material you go with. Hope this helps.

@Benjamin Chambers AD Marine here and don’t be like me wanting to try every investment strategy at once ha ha. Find a strategy that interests you and give it a shot, my wife and I are doing buy/holds at the moment and we may turn around and sell them after they’re done getting fixed up. Do your research and get your ducks in a row. Know your market, network with wholesalers, real estate agents, lenders, etc.

As far as an LLC, you don't need it right away but when you acquire more properties you can form one and transfer the properties into the business name. I think I remember reading where buying a property under an LLC you're looking at higher interest rates.

@Turner Chaundy Research, research, research. Ben hit a lot of great points but before you move or PCS to a duty station look at everything and don’t rush into something. My wife and I are getting stationed in California and we don’t know the area at all so we are now doing what we can to network and become familiar with where we will be at. There are many different strategies for acquiring properties too so be sure to do your HW on all of them and see what will fit you. Flips, buy/hold, tax lien certs, note investing, etc. Best of luck.
