@Nathan G. If only Beaufort SC has PM’s like you, I asked sent him pictures and he claims he walked through the house but I never get any intelligent responses. He’s an older gentlemen with 50 or less properties. I found a food and water bowl in the back yard and in the kitchen. Took a picture and sent it to him asking for an explanation, his response: “they didn’t have any pets when I was there”. They also had no pets coming in to the house. I’m letting this one go, I did everything I could to repair what was damaged to the best of my ability and the house is currently up for sale. I appreciate the responses and I’m happy to hear what y’all have said. Just wish the PM would have paid more attention, I get you guys aren’t contractors but you all would have been very disappointed.

@Fred Shatzoff I have a few properties that I’m currently looking at buying. I’m going to shoot you a message asking about this unsecured line of credit.

@Kim Meredith Hampton I get what you’re saying but most of the issues are very obvious. Even Stevie wonder and Ray Charles could see those issues. We went down to fix what we could but some of the issues we just called it a loss.

@Chanelle Nieto It was prior to move out, not anyone moving in. My rental is in Beaufort SC, I’m just here trying to fix all of the issues

So it’s not my “logic” but more of a question of whether or not he could be held liable for not doing his due diligence by inspecting the property prior to the tenants moving out and then after. More of a curiosity question.

I’m in the process of getting my house ready for sale and my property manager only notified me of two discrepancies but failed to mention the 5 other big things like damaged hardwood floors. The tenants already lost their security deposit due to breaking their lease. Aside from the tenants being responsible for the damages am I also able to legally hold the property manager responsible or no? Just looking to see what experiences some of y’all had and what advice you may have. Thanks guys.

My wife and I are in MD too and we have talked to several outside CPA's, the one we are going with is in NY. We don't mind that they are outside of the state since we found him through BP. Hope this helps.

Yes, I'm an active duty Marine and my wife and I have used the VA loan twice and it's a huge advantage for us. We don't have to pay anything out of pocket and that's the one thing we'll be looking for once we move to our next duty station (duplex or triplex). Feel free to reach out with any questions regarding the VA loan process.

@Dara Kharabi I hear baltimore is being built up and is ideal for flips, I have yet to have my wife do some searching on the MLS but she's talked to other investors and has been given the heads up about the market out there. We've talked about doing a flip in that area but haven't decided on it yet. Not sure if this is something you'd consider doing as well. Other realtors before my wife became one told us that it is almost impossible to find any MFH's in the MD/DC area because everyone wants them.
