@Sidney Young I'm utilizing a HML right now and I would have to say it's one in the same. I would assume the only difference between you and a HML would be the terms and your rates would be higher since it's private funds. Finding someone who lends personal funds is a little more difficult but I would be interested to see what your process is as a private lender in comparison to the HML I'm using.

@Jim K. I think you kinda hit the nail on the head, looking back when I graduated high school I did automotive but wished i would have done electrical and HVAC. I still managed to be lucky by being military and getting that career in aviation. I watch my wife struggle because her masters degree isn’t getting her anywhere so she does real Estate as a full time thing and she loves it. These lessons learned are definitely being passed on to my daughters. We need more skilled trades around because when those older individuals retire then who picks up the slack and how are process going to be when everyone thinks they should be paid more than what they are worth.

@Greg Dickerson I’m calling the city Monday morning to ask the question. I’m not concerned about the value since the income from it is what’s more enticing.

Not sure if this qualifies for this category but here it is:

Came across a nice lot of land in a city and it dawned on me that a parking lot would be a great idea BUT I wanted to ask some questions on here and get some thoughts and opinions.

The land is currently zoned as residential but can the parking lot still be built under that zone or if the lot exceeds X amount of spaces then it has to be zoned for commercial?

Ex: 10 spaces and less qualifies for residential zoning or more than 10 spaces requires commercial zoning

If you build this lot does the value of the land increase or stay the same?

I appreciate any insight on the matter.

I invest in the SJ area where I have all of my resources, it’s hit and miss and sometimes hard to find decent deals right now. Patience will be your best friend at this point.
