I'll be there. Is this in the alley area or bar area? 

I have had good luck, and I am on my third loan with Lisa Hudson of Synovus Mortgage (Coastal Bank) in Pensacola. This thread will not let me post phone numbers of email, but I can give you her info if you inbox me.

I have had bad expirence with Pen Air and lost a deal due to the loan guys inexperience.   .

I usually have any person 18 and older have an application, even if it's a son or daughter.  On the lease I list all occupants by name and no body 18 or over can move in or stay more than 7 consecutive days. Minors are excluded

I also use  erentpayment.com . So far never had a problem and tenants love it

I've used Cozy a few times. Not impressed. Three of the four applicants told me either the information wouldn't save as they were filling out the application, or they got kicked out of the application completely. One background check took 4 days to get results, and both me and the applicant tried numerous times to get help on we both only got the same automated email.

I haven't tried smart move, but I will next vacancy

Most renters hate carpet, I use laminate wood flooring @ .89¢ per sq ft. Mostly lasts 5-8 years or more

I use the Florida association of realtors lease, it's been tried and tested many times by Florida Supreme Court. I see you're in FL, so if you PM me your email I can send you a copy

I moved from south Florida to Northwest Florida for better cash flow and a more liniar stable market and more affordability
