Great job! I just did a like kind but smaller deal a few months ago ($45k) and am currently refi ing a $60k with total investment of $43k . The best part is, you still keep the property! It's like getting it for free or getting paid to keep it 😁

I had an offer on a property $3k more than another, but because they were supposedly owner occupants their offer was accepted. That was 5 months ago... The house is still vacant. I don't get it?!

Check out Navarre to the west, they are soon building a Holiday Inn on Navarre Beach and Hampton Inn is trying to expand. There are talks about Navarre incorporating into a city and new restaurants coming in. Navarre is a small little town now, but it is fixin to boom soon, if you plan on holding for a few years and want a lesser price than Destin, Navarre is they way to go. Just my opinion, I have lived and invested in the area for 8 years

I have 3 rentals in Milton/pace. There are a lot of people leaving Pensacola, especially west Pensacola. You can find some decent cash flowing single family homes here, in my experience. I like the East Hill Area of Pensacola and Cordova area, but haven't found the deals yet. Maybe we could get together sometime and exchange ideas
