Hey BP,

Hope you're all doing well and staying.   We are going to try to have this meetup online on Zoom.   

I know many of us live in NYC but invest out of state. We're hosting a great meet up focused on investing in Philadelphia and the greater PA markets. If you're active investing in the area, looking to expand your network, or just looking to learn. All are welcomed. We'll have guest speakers from Philly and we can tell you all about our personal experience of learning and growing in the market. This will be more of a presentation style with interviews.  Q/A session to follow after. Feel free to reach out to me with any questions.

Some quick tips I thought might help.   
#1 It might be good to work under a team. You can learn a lot from experienced agents
#2. Structuring your days so that you consistently work on a bit of education every day is ideal.   Especially in the next phase of this business knowledgable agents will be increasingly prioritized by sellers 
#3 Get into good business building habits (i.e. cold calling, door knocking (not right now but you know what I mean), open houses)
#4  Get to know everyone you can in your local community.  Go to real estate meetups.  Maybe host one.   
#5  Be weary of snake oil salesman and shiny object syndrome.  Pick 2-3 ways to build business and become a master at those.
