@Mani Lubana. Hi Mani, I own my personal in NYC but my investment  properties are in Philly.  I work in the boroughs as an agent.   Our group generally draws investors, title, agent, lender, wholesalers etc.

the Denver market is insanely hot and evolving quickly. You should ask your agent to provide you an ask vs closed spreadsheet of recently closed transactions in your zip code and adjacent zips. They should be able to build this for you relatively quickly using MLS closed sale exports.

Hope you're doing great.    We've finally back with this real estate meetup after way too long being stuck indoors!!   Hope you're ready to come out and have fun.  I certainly am.  

As I always say it really doesn't matter how long you've been involved real estate. a day, a month, a year, a decade whatever or just REI curious . We welcome everyone and hope to create a stress free positive environment.

The old bar we hosted this meetup at is now closed.  The good news is we have a great new Williamsburg location at Lo Res.  If anyone has seen a movie at the nighthawk cinema this is the bar that is attached to the theater.  Very cool atmosphere and super  convenient to the L and G train. Well priced drinks and  Come join us for a stress-free meetup of like minded individuals and build your network one conversation at a time.

Hoping you're doing well and staying safe.

Network=Net Worth is a real estate meetup focused on helping you to build your network and your knowledge. Our meet is open to all. In the past our events have drawn a mix of investors, wholesalers, real estate agents, loan officers, and developers of all experience levels.

Who am I? In my day to day I work as a real estate agent in CO and NYS. I've been doing real estate meetups for the past 5 years all over the US (A majority of them in NYC to this point). My wife and I are also active investors and currently one investment property and are looking to expand our portfolio. We strongly believe that networking is a vital part of the real estate industry no matter what area you are interested in. We love meeting new people and hope you do too.

The market for dev sites is super hot right now.   Kind of reminds me of NYC 2013-2015 where we had buyers that are banking on future value so they would close things just to hold them and not immediately try to exit.  I would recommend making the offer where you're comfortable and where it pencils out.   Not every seller is realistic on price and if you anchor your offer now  its likely you'll be one of the first people they come back to if there is a price modification.
