Just want to add to Scott's response about when you move out and restoring the unit back to original condition.  Sometimes tenants put in expensive equipments that becomes "attached" to the property, like a restaurant oven hood or walk-in cooler/freezer.  In one instance, a restaurant tenant wanted to take their oven hood with them because it's an expensive piece of equipment that they could sell.  The landlord however claimed it as attached to the property so has to remain with the property.  The landlord later used this as an enticement to another restaurant tenant to move in.  

In another case, a liquor store tenant moved out without taking down their walk-in cooler they had built.  The landlord was on the fence about having it removed as it could add value to another liquor store tenant but there's no guarantee another liquor store would want the space.  In the end, a different kind of tenant moved in and the landlord gave the tenant some concessions to make up for removing the walk-in cooler.

First my disclaimer - I'm not an attorney and not trying to give legal advice

Now that's said, like Wayne Brooks suggests, I would reference the exact clause in your assignment contract where the assignee has breached/defaulted the terms and state the penalty for doing so.  For instance, state that assignee has failed to deposit fee within 48 hours therefore assignment contract is void, etc, etc.  

If there is a notice provision, then you would have to serve the notice to the assignee first.

I know your in Canada but just so you know, Ontario (here in SoCal) is not in the greater Los Angeles area but in the far outskirts.  It's technically not even part of Los Angeles.

I attended a medical marijuana briefing by a criminal attorney (defends medical marijuana businesses) recently who described CA SB 643, the Medical Marijuana Regulation and Safety Act (MMRSA).  The attorney explained that the feds will get off the backs of individual states as long as they have a strict regulatory framework in place governing medical marijuana in their state.  The bill has passed but will go into effect Jan 1, 2018 after all the enforcing agencies are set up.  This supposedly will pave the way for recreational legalization as well.

So who knows really with a new president but medical marijuana is a tsunami no one is going to be able to stop.  A way needs to be made to put rules in place so everyone can cash in, including the government.

Sounds interesting, looking forward to hearing (and seeing) more of your project.  

Some of the commercial developers I worked under always pre-leased their spaces before they started construction of new retail buildings.  Just want to suggest that you could start your marketing now (just stick a "for lease" sign on the window).  That way, if you do get interest and a lease signed, that could help steer your renovation according to what your tenant needs.
