First advice, seek the counsel of an attorney. They should know better about situations without a lease. Sounds like a good plan, if a more pleasant approach didn't work beforehand.

From what I know here in California, if the tenant is on a month-to-month lease, you can change any of the terms with a 30 day notice to change terms of lease, properly served of course. Since you don't know if there is a lease, terminating any existing lease then putting them on a new one seems logical. And in that process, maybe they'll decide to move out... fingers crossed

@Peggy L. a long time ago, I used to attend Phyllis Rockower's meetings in Culver City, looking to start going again but it seems they meet somewhere further down south

@Eyal Binshtock i have managed properties that were out of state but they were single tenant buildings on full NNN leases so didn't require much management really, just collecting rent and paying taxes and insurance. Also, i believe you have to be licensed in whichever state to be a third party property manager

would definitely like to meet up with you all or attend a more local, informal gathering, if there is any?

Hello everyone,

So glad to have found this amazing site! Seems like real community, so excited to join.

A little about myself, I have a broker license and have been in commercial property management (and leasing) for the past 11 years. I specialize in strip shopping center management and handle everything from rent collection, enforce lease rules, grounds maintenance to CAM recons, estoppels, etc., etc. I've also acted as buyer agent for family and friends.

I got interested in real estate from watching an infomercial by a silver haired gentleman in Florida (can't remember his name) and got side-tracked into getting a license and going into property management! Looking to learn, connect with others, help and make some money!

I'm in the Sherman Oaks area and looking forward to meeting others.
