First Commercial Flip

So my lovely wife and I have done a number of SFR flips in the area and also have some rentals of SFR and MFH. We decided about a year ago to move into small commercial space. After finding a place we thought would work and MONTHS of negotiations with the seller we came to a price, and closed.

Its located in an C area of Tampa that a lot of new homes are being built. We are hoping that the neighborhood moves to a B in the coming years as already decided city projects will be added to the area, and new builds are raising home prices.

The building is about 4500  sq ft is when bought was occupied by 2 tenants (Both paying rent). The large tenant (former owner) has moved out (expected as the lease expired and they wanted smaller space)

 We got our drawings done, and again after WAY too much time working with the city we finally got our plans for renovations approved. We hope to start next week.

The plan is to have one side one large office rented to one business, and the other side will be executive space to be rented to 2-4 clients needing smaller offices.

Pictures will be added, but a general scope of work.

Add interior wall to entry foyer to create another conference room for executive space 

Expand the windows in the front and replace with block windows to add more natural light

Replace front door, and make from columns more visually appealing

Add new monument type sign to the street front

If we can get one approved by the city, get a new building sign

Some other interior improvements

Hoping for a month to get it done, and we have a broker to re-lease the space.
