How about door knocking the neighbors of your listing letting them know you have the house for sale and if they know anyone interested in buying in the neighborhood?

Local realtor boards, at least in my area, have monthly commercial networking meetings.  This would be a great place to start, get your name out there and learn about properties for sale.  But the kind of properties you're looking to eventually acquire may not appear at these local meetings.  

ICSC does have regional meetings as well, like once a year, not sure if they have one in your area.  But ICSC is all real estate brokers so everything will probably priced retail.  Still a good way to learn more about commercial.

In California, you have to include your real estate license number on any solicitation, ad, etc.  So I'm sure it applies to any direct mail campaign one might send if you are trying to both wholesale and sell your brokerage services, right?

You could try Property Radar's property search to look search for retail properties or hook up with a local title company to get access to their property profile site. It's a good chance that most retail properties will be on NNN leases but not a sure thing.

Hi there,

Is there a way to search the forums?  The tutorial says to search first before posting but I cannot find a way to search individual forums.  I see the "search platform" at the top-right in the dark gray bar but none for forums.

Alternatively, your parents could hire you as their employee to manage their properties (at least here in California).  But you could not manage for hire, as a third-party manager, without a license.

I would check out your local realtor association to see what commercial real estate classes they offer and take any property management classes they offer.  The instructor will probably be an experienced property manager/broker/owner, a good person to know.  Others taking your class will be like-minded and a good networking opportunity.

Try to get a copy of a standard commercial lease used in your area, study it noting any questions and take them to the class to get answers.

I just started using Cozy and received one tenant payment.  I was surprised that it takes a few days for the payment to actually deposit.

Yes, that's definitely a question for an attorney and accountant who are familiar with your situation.  

In my experience, most of my clients placed each property in separate LLCs but the income from each were more than able to sustain the annual fees. Some landlords who had smaller properties and hence smaller incomes did put two properties into one LLC.
