I have a rental property in Anderson, IN and have been trying to find a reputable and reasonably priced contractor to remove and replace the siding on our house and do some exterior painting. I searched all the typical online sites but still no luck so I'd love to hear from the local investors if you have someone you can refer, thanks.

@Bruce May would you originate a HML to someone without experience and without credit (and, I'm assuming, with minimal capital)? I've loaned privately for various projects, but in a case like this I would (and have successfully in the past) require that I hold title and take a preferred return while the borrower deals with the property.

My sense is encouraging people without experience or credit or capital (in our area, at least) to consider private or HM lenders, thinking they'll get straight debt financing, is like encouraging them to chase unicorns.  But, you work in the space - your thoughts?

No, we wouldn't, but I know some companies that will. We require our borrowers do at least two transactions before we'll lend to them.

@Spencer Janelle, @Justin R. has good advice. I think it also matters what you want to accomplish and what you mean by repositioning, ie, are you trying to wholesale the property, flip it, keep long term or use it for vacation rentals? To that end, you could look at hard money lenders, private lenders and bank or credit union financing to accomplish your goal.

@Aubree S., you might want to look up the IEREIC on Meetup. They have a meeting tonight in Riverside and it's $20 to attend. Lot's of good people there. Just a word of warning, many flippers will be interested in working with you if you can bring them deals. Know what your strengths are and bring that into your conversations because you'll have to let them know what you can do for them, not the other way around, unfortunately.

Also, I'm with the NSDREI club in Oceanside. We just had our meeting last week. It's a bit of a drive for you but you might like to attend once or twice as all clubs are a little different. We're on Meetup too.

@Harrison Hodson I've found that my business relationships developed from the personal contacts I've made at the local RE clubs and networking events. Have you been to any of them? Seems there's one almost weekly here in San Diego County.

Having been a wholesaler and a flipper I can see both sides. Most wholesalers just want the fast cash and will take the "fast nickel instead of the slow dime." I think this is why wholesalers do what they do and flippers do it their way. There's other things to consider, but it often comes down to the pay day.
