We used Augustin Mendoza (760-429-0542) a few years ago for our home in Oceanside. He is licensed and works with his dad. he fully repainted the exterior of our home and the interior trim and doors of our ADU. I haven't spoken with him a couple years but I have referred him out to a few other people who were happy with his work.

@Christian Fernandez, I echo what @Dan H. said. The two main groups that probably draw the largest crowds, aren't there to sell you something and have speakers on many different topics are the San Diego Creative Investors Assoc. (SDCIA) and the North San Diego Real Estate Investors Assoc. (NSDREI). The SDCIA meets on the 2nd Tuesday each month at Marina Village, San Diego. The NSDREI meets on the 3rd Tuesday every month at the Shadowridge Golf Club in Vista, however, every third meeting is on Zoom and is free, which is the case for tonight's meeting. This allows them to bring in speakers from across the country. 

I was looking at MyPoint Credit Union. They seemed to have a competitive HELOC with low fees. I don't remember what the LTV was.

@Drew Chance Nice work. Have you refinanced it and paid everyone back so you can hold it long-term, or what is your plan with the property?

Jump on the Meetup website and do a 25 or 50 mile radius search for real estate and you'll find all the local clubs the @Dan H. mentioned and more. I'm a sponsor at a few and was on the board for NSDREI for about a decade. Most of the clubs here don't have an agenda, they just provide speakers with something to teach and no "run to the back of the room" to sign up for their seminar BS. The BrewRE is a good social networking event run by SDREN. There's a small group meeting at Booze Brothers in Vista tonight at 5:30. No speaker there, just a get together on the back patio with other real estate investors. SDCIA has their meeting next Tuesday and the NSDREI is the Tuesday after that. There's also a couple clubs in Riverside and L.A. that you might want to join that have some meetings on Zoom.

@Matt Toeneboehn If it hasn't been permitted then the new owner may want to get a permit for the ADU so it adds value to the property. If it was already permitted then it doesn't need to be done again.

@Christina Labowicz I'm a HML here in San Diego and it's still taking my borrowers 4-6 months for permits in San Diego city. More complex projects are taking longer and some other cities are getting them done more quickly. It seems like a total crap shoot right now.

@Amanda Cribbs some local investors are getting together, Dec 3 at Booze Brothers in Vista to talk shop. I think the time is at 5pm.
