Hello BP ers,   

My name is Sam and I live in San Diego, CA.  I have no experience in real estate investing, but I am ready to jump in.  I am looking got get into my first deal asap.  Right now I am trying to educate myself on different tactics and strategies.  I feel a little overwhelmed with possibilities and now I don't know where to start.  Any advice for a newbie would be much appreciated.   Thanks so much
