Buying a note or lending your money to an investor in 1st position would be a couple ways you could earn that Ian.

@Robyn Gersh, Read your plan, it should give you details about what you can do. My plan allows me to take ½ of my money, up to $50k, in the form of a loan. Your plan probably has something similar.

@Oscar Miguel I don't know the answer to your question but we added an ADU to our SFH in Oceanside last year and have been talking with our loan broker about doing a refi. She said she doesn't know how the ADU will be considered by the appraiser or bank because there isn't a good history about them yet. She's hoping we can just have a drive-by appraisal done since it's a refi. We did full permits and I have been watching the tax records and so far our house still shows as a single family property, not a duplex or a SFH with an ADU, and I don't know if it will even be changed by the tax assessor.

We did a loan for a fix-and-flip in San Diego. The garage had been illegally converted to an ADU by the previous owner. Our borrower hired an architect to draw up plans and submit them to the city and he did a full remodel on the garage too. It took a few months with the permit process but the garage is now a permitted ADU. Our borrower is done with his flip and has an offer that is $70k above what he expected to sell for. Send me a message if you want the contact info for the architect he used. I think it was about $10k for his services.
