Allow me to speak for the Flint situation, I live here. As the city continues to deal and work to fix this situation, we are all still here and living. I have run across a small number of people that feel they need to move or are planning to move. The vast majority, 90%, are still here. Many people speak on this situation and how it relates to investing but are not here. The lead situation is bigger than Flint many cities across the nation are and will have to deal with this structural problem at some point in the future. The difference is that it won't be so widely covered and the powers-that-be will take proper steps to correct it before it gains nationwide coverage. Our powers chose to take shortcuts that didn't solve anything. So with that being said, if you know personally yes share and hep educate fellow investors. If you don't seek accurate knowledge from those on the front lines. The market will never be as hot as Florida but as far as buy and hold's go, people still live here and will need a place to live. The market is still here and maintaining not much has changed regardless of the water situation as far tenants.

Yes indeed, I'm aware of the scheduling for kettering students and I refer those interested to the online scheduling. Graduate students usually stay year round with a few weeks off for holidays and seasonal breaks, undergraduates are there in time period groups. Their lease has a clause stating that "deposits stay with property in event they decide to leave and also that roomates rents go up". With that being said the owner explains that most students quickly find other roomates during those times to help keep all rents lower. That seems to be the going trend in the other properties in the area. Also since their is waiting list for some properties and the other owners have a good rapport with each other they usually refer students to each other in event they need to fill a vacancy. Thanks for the heads up!

I'm having a hard time with the other spreadsheet. I have all of the info on a spreadsheet from the owner I have a meeting with another investor who will help explain it to me tomorrow to make sure it will be a good percentage ROI Thanks for your input and direction

Owners says the rents are subject to change based on occupancy to get what his expected revenue is. For example: property 2/3 $3000 expected revenue per semester; 3 students @ $1000/each; 4 students @ $750/each
