I usually serve a notice of nonpayment asap giving them 7 days or eviction papers are filed. Even when only receiving partial payments.

As far as buying and renting here, it's all about the areas and getting solid tenants in place, pretty much how it is in any city. Not too many opportunities to flip inside the city, but on the outskirts there is a lot of flip potential.

Many out of state investors shop through craigslist and other free sites so you could use those platforms also the market place here on BP. Also there are some groups on facebook you can market to. Remember to go to local REIA meetings as you will meet others who invest in Michigan there as well. But beware of false buyers who cant show proof of funds, they are time wasters and usually just want to cut in on your fees. Hope this helps some and good luck to your success!!
