Hello BP, Just wanted to share that after doing some wholesaling for some time, I am now a licensed realtor here in Michigan. Initially I was against being licensed but after seeing real estate from the investor side and understanding myself and what I want to do with real estate I see being licensed as a major advantage for me personally. I just passed my exam today, and am super excited!!! Thanks to everyone here on BP and the forums for being a great source of knowledge, encouragement and motivation! already stated in my post, just helps protect you from them trying to negotiate outside of you aggrement already in place. also i share other wholesaler deals and prevents them from going around you to negotiate and cut you out of the deal.

Just writing this post to help and warn wholesalers and investors as well. 

I've noticed lately that a couple of investors ask about properties and when i offer to send them my list of properties after they sign and return my NCND they back away.

I have spent alot of time spinning wheels for "investors" that want your insight and list but end up trying to go around and connect with the owners to avoid paying fees. Thats not business and not the way to build good relationships. Asking a investor for POF or to sign an NCND is the only way to protect a wholesaler's interest and from WASTING precious amounts of time.

Wholesalers remember to keep your fees reasonable and seek to build long term relationships not just make quick bucks. Master your craft, perfect your skills, and always, ALWAYS be professional and reasonable when dealing with investors. But above all, PROTECT your interest and make sure you are dealing with true investors.

Advertise the property on here in the marketplace l, Craigslist, etc If it's a deal with a nice spread. The buyers will find you. Start your list from those that contact you find out their criteria even if they aren't so interested in this particular property they become part of your list of buyers. 💡

also use craigslist to find fsbo's, driving for dollars is somehting I still personally do from time to time, and start networking. As people become familiar with what you are doing they will start telling you about houses that may be empty or for sale soon, offer them some cash if you close on it. and if its a sweet enough deal the buyers will find you
