Look into Chris Jefferson. His program is amazing!! And he's very involved in day to day activities. His program is called Charged Up university. It's $97 month. You'll get weekly cold call roll play, there are meetings Mondays and Fridays in the evenings by Chris. The meetings go until every last question is answered. Sometimes we have guest speakers. A great value for $97. And there are forums where we help each other find comps or for advice on a particular deal. Everyone is very welcoming.

Harry, check out Max Maxwell on YouTube and Chris Jefferson. They both are excellent coaches. I just recently joined Chris Jefferson group, Charged Up u. There is a cost of between 100to 300 to join and then 97$ a month thereafter. He has a step by step course, and is verinvolved in his program. He has a session where he answers any questions you may have and every week we roll play calls and he offers suggestions on how to improve. Well worth the money! He also has a student area called Band where we post questions or discuss things and he often chimes in. He is also easily reached by email. I like him because he's down to earth, straightforward and responsive.

You can find better multi-families in places like Leominster and Fitchburg and get a higher rent. get a multi family that needs minor work, fix it up a bit, and rent it out. Where do you see yourself in 3 years? in 5 years? And how will you get there?

Hi Michael,
You do not have to lie to any person to wholesale. You are helping them out of a problem. Some reasons people sell to an investor is that they won't have to do any work to the property, won't need an inspection, won't need a clean out or any other pre-sale prep. There will be no financing contingency, no need for appraisal or worry that a loan will get rejected at the last minute. Also, it is completely on the sellers time -line, no matter how short or long that time frame is. A commission does not have to be paid. There are no open houses, no showings, and no re-negotiation on price.
I am a student of someone named Chris Jefferson, who has created a step-by-step course on wholesaling. Look him up on ChargedUp University. There is an initial cost, but then is $97 a month thereafter. Chris is very involved in his program . We role play phone calls every week, and I think on Mondays, he holds a meeting where he answers any questions you may have. Chris is very down to earth, is not a con-artist like many gurus out there asking for thousands of dollars. Also, there is a place to post and get help in a place called BAND. I am so glad I found his program! Just sayin'!

Many properties in Massachusetts have septic. If one has a failed septic, deduct the cost in your offer.

What is your budget for marketing? What areas are you looking in? There are some great sources out there, many on youtube. I am currently attending Chris Jefferson's Charged Up U. Chris is very genuine and down to earth. He has an initial fee, then it is $97 a month. He is very involved and really helps the U Fam (his students) There is also a step by step guide in the student library area. He really wants us to succeed. It is a really awesome program. No need to pay a guru a ton of money. Feel free to pm me!

Kevin, if you find a good wholesaler who brings you good deals, maybe you can build a relationship with that person and he or she will look for the type of deals you want
