have you used the calculator here on Bigger Pockets? You can find it under tools. If you find that it is not a good deal at 260, find out what price it would be a good deal at and make an offer. Also, is everything included in the rent? Perhaps tenants could pay their own utilities. Please do keep me posted.

I am interested in finding out more details about some vacant properties in my area that I know about. I might wholesale them. I know that most of them are bank owned now, but trying to find a party at said banks to negotiate with has not been possible. Any tips on getting beyond this?
