John T. Reed has some good info, but don't take everything he says too seriously. He has some very close-minded ideas. To get an idea of what I mean, take a look at the review he does of David Lindahl.

Hi Mike, I'll generally use 45% as a conservative figure. Of course it depends on the property, area, management, etc.

"Getting to Yes: Negotiating Without Giving In" is a great book that goes into the principles of negotiating and the mindset of an effective negotiatior.

It's also available in audio.

Couple questions:

*How are you justifying the comparable values?
*How many days has it been on the market at 169K?
*Are the repair values accurate?

I think that digger deeper into the details would produce a more secure position to go from.

The most influential aspect of online marketing is tracking the analytics, for whatever marketing system you choose. You need to be constantly be making minor adjustments and changes to build presence over time.
