Post: Getting Offer Accepted Directly Through Bank

An client put an offer on a short sale that was initially accepted by the bank but the bank instead took the property through foreclosure (auction last week), and now the property is an unlisted REO as it did not sell at auction.

Please let me know of any way that I can get my client's initial offer to go through, by contacting and negotiating with the bank myself.

It is a strong offer, conventional financing and over 50 % down. Any tips and ideas are greatly appreciated.

Does anyone know of the bird-dog laws in Kansas and Florida? For instance if I was hiring bird-dogs to get paid on a compensation basis if the deal gets closed.

I know here in WA it's not allowed. Plus being a WA real estate agent makes even more restrictions.

I'm in Seattle and a WA agent but am planning to start doing some out-of-state wholesaling and flipping. Of course it can be done..you need to have a system in place to

1)build your buyer's list
2)get a system in place to determine good MLS deals such as REOs..
3)get a way to quickly grab the values and offer price
4)submit lots of offers
5)link them with your buyers

I'm just starting however and this is just what I've determined so far...clearly there will be a lot more details to fill in the gaps. I'd also be interested in hearing responses.

Okay..so I'm looking at Tampa, Kansas City, Atlanta, and Cleveland. Any other suggestions?

What are some of the good wholesaling cities right now or good REO flip markets?

I was thinking Cleveland and Atlanta...any other ideas?

I'm interested in getting opinions for the best markets for multi-family markets, specifically for cash-flow and long-term hold. In terms of size, specifically the smaller multifamilies 4-10 units.

I heard a lot about Kansas City and TX.

Definately agree with this. It's just that many agents do not view real estate from an investing perspective, so it's difficult for them to be open to different possibilities and strategies.
