Don't give up a percentage, but pay a simple annual interest rate and you will probably need to pay him a couple of points if it's short term. Remember banks are paying terrible rates on CD's.

I have been installing nice looking dark wood color, hand scraped look laminate I am buying for $1.00 a square foot. I know you are not buying Allure for that price

When I had difficulty obtaining property characteristics as an appraiser, I would submit requests to county assessors office. They would be a small charge per property. Appraisers usually save their data and might share characteristics as well.

Use primed MDF, 1x6 pine is way too expensive and you won't get a dime more when you sell it. Best way is set a spray booth in garage use airless spray uncut baseboard, cut install and chaulk brad nail holes and touch up

Why would you want to pay more property tax. Appraisers will tape the house, they don't go by what the assessor say. If current improvements appear to be completed in a good workman like manner, don't worry about it

I would change door fronts to a shaker style and spray bases and cabinets with oil base paint. All white cabinets, dark grey granite and dark hardwood floors.

Always issues with lenders requiring rebuild letters to get a loan. Appraisers will typically raise issues.
