I think driving neighborhoods looking for distressed properties and mailing the owner can be good. And MLS has been a good source for me as well.

The way I understand it there are 12 states that have non recourse laws. This means lender cannot collect a deficiency judgement in the event of a judicial foreclosure.

Isn't a fixer in South Bay 700,000 to 1 mil + versus what 300,000 for something in south central LA ?

You will get in serious trouble if you do not allow service or companion animals. No extra security deposit allowed.

Every time the guru's come into town with get rich quick seminars, real estate agents get calls from investors who want a screaming deal in the next couple of days. Can't blame them for that.

Really people still use rollers to paint exteriors ? Wow. I was working on a flip last summer, we sprayed the house in a couple of hours, the next door neighbor was using a brush, took him a couple of months.

Take a look at duplexes in good parts of California and tell me about making any sense. I have bought and sold 2, 3 and 6 unit properties in California and made great money, but I was betting on appreciation, an apparent BP no no.

Yes indeed I have up to $200,000 of my own money, I am now a full time flipper, have much experience, education, and did have an appraiser and broker's license but screwed my credit up during the Great Recession, and it finally occurred to me that I bet I can find a partner with good credit. Thanks for the post.

You will work under a licensed broker and fee split which means a new agent usually pays up 50% of your commission to your broker. If you are just getting for yourself I would not recommend it. A licensed agent is held to a higher standard in the eyes of the law.
