Putting together a presentation for private money, and I am looking for a resume format to highlight properties I have bought and sold. 

title company probably has your paperwork, promissory note and deed of trust, if you want have your attorney review.

You absolutely have to accommodate a service dog no exceptions, no "no pet policy". You can be fined big money for a violation

as a buyer you asked for everything to be fixed, seller screams and says that is unreasonable and agrees to fix a few things, you guys compromise. hopefully the appraiser doesn't make appraisal subject to the repairs. if so you can't get funded and close until the issues are fixed.

Probably some settling took place many years ago, pretty common. The fact that it is on a corner, might be possible to rig some way to get a heavy hydraulic jack under the corner and lift it then take out old block and install new. I have had estimates from Ram Jack to raise a concrete porch 1 inch, they wanted $6,000. I thought it was a rip off. I ended up doing it for $300.

it really depends on whether you can "grandfather" the duplex into current zoning. Sometimes you can get an exception from city. If city will allow duplex, then you would have to bring conversion to current building code. Would require inspection by the city building dept. If the city will not allow, then just leave it and when you go to sell you will probably have to carry the loan, as an appraiser from a conventional loan source would require rebuild letter from city.

A good local listing agent will be able to give you a good idea of probable listing and selling price. MLS is the best source of sales data by far.
