@Ali Boone How are the properties in the markets you are investing in performing? 

@Michael Noto Did you setup one or multiple LLCs?  You obviously manage the properties that are buy and hold?  So maybe this is the method to get BLOC is you have to emphasize the prop management instead of real estate investment.  

I have heard of companies charging $3500 to build up BLOC has anyone had any success with them?

@Kellen Driscoll As to the first part of your questions. You will have to file state income taxes. Your LLC will not have issues refinancing the property. Most banks have difference criteria and you have to find one that will refinance to a LLC.

@Vivek Khoche Please tell us more about this scenario?  Where are you buying a 26 unit for 329k that is depreciating to 125k now?

There has to be some great Multifamily properties that are Seller/Owner holding paper on?

@Phillip Troutman and @Samuel Yi I live in Buena Park as well. I am going through the Refi process now as well. I am not getting as good a rate as your FHA, but once that is complete I will also get a HELOC for additional funds to pickup a few Multi family properties. I will keep you updated as to the efficiency of the process. I am available for Coffe and maybe the 3 of us can get together this week and discuss the process together.

@Pamelyn Baim  Why are the expenses so high?  What are the current rents on all of the units.  I see you only listed the 1st 4 above. Can you DM me over more informations about the property?
