Congrats @Account Closed.  Great job on the owner financing.  What tool are you using to analyze the deal?  It is also great that you found that property in an area near where you live.  Good luck with your son.  Keep us posted on your deals.  Do you have more information about the deal, like the returns, the rent increases, what is your exit strategy, etc.
