@P F Thomas III  I like the price, the cash flow is not bad, but the homeowners and the expenses are scary on this one.  if you have any others that are similar but that do not have homeowners or hugs expanses PM me and let me take a look.

@Andrew Galeano you can do them more than every 6 months.  If you get a bank that says no, go to another one that says yes.  If you have a property that you purchase below market value and it was rehabbed and you force appreciated you will be able to refi.

@Zak Parks  I wanted to know if you have the original sheet.  I like looking at the how this deal appealed to me vs how it look at close.  Are you going to do a case study on this deal?  Did you take pictures and keep good documentation of the process?
