I asked a potential tenant to list all the occupnats she would have in the unit if her appilcation was accepted. She say, "me, my 3 yr old (mind you the prospect is 18 yrs old) my boyfriend, my 17 yr old friend and her 2 week old baby." Clearly, I can not have an unsupervised minor with a baby in my building. But, I beleive it is a Fair Housng violation to say "no" based on the other occupants age. (17 yrs.)

Is this indeed a violation of Fair Housing? Oh, by the way, none of these potential tenants have jobs. I asked, "how will you pay?" She tells me , "oh, I am on State", which I imagine is Hud.

I just see a world of trouble with these people. How do I proceed?

My tenant problem sounds pretty darn minor.....I bought a property and signed a new month to month with a young couple. They told me they had no pets and only they lived in the apartment (2 people). Now after a month I see a additional person coming and going, and what do you know he has a dog. So, I stopped by the apt. one day and the third "tenant": is there. I said, "oh do you live here? Does this dog also live here?" The two real tenants say, "no, he and the dog do not live here." So, I let a couple more weeks pass and again and again I see the 3rd guy with the dog coming and going. So, what do I do? So far they have paid and haven't caused any additioonal problems, so....

I don't think anyone should be bailed out...I read article after article in which some "poor, misled" home owner says, " I didn't understand the terms and conditions of my loan (or refi), I was tricked blahh, blah blah....." Why would you sign documents without understanding your financial committments? You used your house like an ATM and now you want to be bailed out?

Can a landlord ask a prospective tenant the follow question without violating a Fair Housing law.
"How many people do you have in your group?"
And can a landlord deny tenancy if he/she thinks there are too many people in the potential tenants "group" (ie family, or what ever you want to cal it.)
For example, you have a small 5 room apt. and a "family" of 5 or 6 or 7 people want to rent?

I have to demo the garage and the car will be in the way when knocking it down. The car is trashy looking, attracts stray cats that live beneath it, its hard to work around when mowing and raking leaves.......It has to go.
I will wait for the first of the month and then address the issue again. I can boot her if I have to. I bought so cheap I can leave the place empty for the short term.

Buy a HavaHart trap. They work well. Bait it and collect the creatures one at a time.
