MikeOH is correct. The theoretical given is pure speculation and I would say improbable that the market would be that inefficient. Someone could buy at $1 million piece of land and turn it around in 2 years for $2 million? Something is missing here. To good to be true.

Investing is a different story and looking at the numbers DOES matter. Is it that properties that meet the 2% "rule" don't exist in CA? Or is it that these so called "investors" don't know where to find them and how to buy them?

The problem I have is that every potential tenant is worse than the one before. Arrests, evictions, addictions.....you name it. I have renovated, clean units but only poor choices for tenants. I am at a loss as to what to do. Take the least worse of the choices? Or wait to find someone that meets my standards?

Seriously, I was talking to an appraiser whom formerly was a landlord in a tough town here in CT. He told me he got out of the business because, in part, he could not "operate" in a physical manner with deadbeat tenants. The "law protects them now" he told me. Yikes, I would want to mess with this guy!

Get a lawyer to help you with this. Do not, do not offer money. If the tenants smell money, the sky is the limit. They will squeeze you for all they can get.
