Ran it through e-renter.com and came up invalid. I asked the tenants again if I had the right SS# to confirm I didn't make a mistake. From e-renters.com site the numbers are invalid.

That is an ignorant statement. Some of my best friends have over stayed their travel visas here from various Eastern Europen countries and a few from South America. They are good, caring, hardworking people. I feel sorry for you because you have never met these people. They would break their back for me or loan me their last dime if I needed it. I actually married one of these people you so hate. TC, don't respond to my posts anymore.

Well, they are trying to hid something but it may not be as malicous as it appears. They are probably here illegally; so what. Means nothing to me. They are working and have a good reference.....

I have a group of prospective tenants for one of my units. They seem to be nice young people, 2 guys, 2 girls. I had the two oldest people, the young guys, fill out the application. They are working at a local factory but their Socials are invalid. Frankly, I don't care. I am going to call their current landlord. My gut feeling is they will not be a problem. They dress well, look me in the eye, appear to have jobs, one car in decent shape. They are probably not here legally but it seems that are trying hard to make it. Any thoughts, what am I missing here?

Biggest problem I have found with pre-existing tenants....the stuff the last landlord allowed; stuff that is not addressed in any written agreement: "Well the last landlord let us keep 4 cars in the parking lot (2 unregistered)", "Well, the last landlord always let us pay late", "Well the last landlord always let us park on the lawn directly in front door....", etc. etc...."well we never had to keep a clean porch with the last landlord"., etc.
I wish I had looked more closely and asked more questions when I bought. Before purchasing look around the property...has the owner loosely managed these tenants? If the answer is "yes" get ready for some "Re-education" of the tenants. This takes energy and time.
Just what I have learned.......

It is both. The car has been in the way on several occasions when we were doing projects on the property over the past 2 months. We had to drag the car twice to get a dumpster on the property, to get contractors trucks in the driveway, to cut a 40 ft. spruce tree down.
So, I feel that has inconvienenced me, disrupted the renovations I am trying to do AND I feel like the tenants are messing with me.
I provided them with 3 names and numbers of companies that remove cars. I asked, asked again, begged, sent a letter, etc.
I will have to tow it myself I guess...

I have been asking my tenants since Dec. 1st, 2007 to remove a car from the yard. Every week I ask again what their plan is. Each week I get a new answer: "my friend is taking the car", "my father is taking the car", "we are towing it away", blah, blah......

I called the police dept. and local towing company. I was told I can tow it at my expense.($225) And if the tenants redeem it, I get the $225 back. This dollar number is nearly a half month's rtent, though not alot of money in the laregr picture.

The car is in the way of work I am doing at the property. Do I tow and piss off the tenants and lose the money? Leave the issue alone? Drag the car into the tenats current (and fav) parking spot?

True story. I bought a (2 family) house near Boston. One tenant was on Sec.8. The rent was $800 for a $1200 apartment. The tenant was responsible for only $300 of the $800 a month rent. After this tenant was evicted from my house (her lease ended and she refused to move out)...the tenant bought a $580,000 three family just outside Boston. This is fact. One of my co-workers at Remax was the tenant's agent. The tenant milked the system and was able to buy a nearly 600k house!
