I'm hoping someone can help me....

I own a house in Reno, Nevada and I currently have tenants living there. They have a 1 year lease that's up on June 30th, 2008. Since they have moved in they have complained about one thing or another. There have been maintenance issues every month. To the point that their rent doesn't cover the mortgage but goes straight to the maintenance issues every month. To be honest, most of the issues are valid but there are some that I know they've caused themselves. Anyway, I have diligently fixed every issue every month. Please note that I lived there for 3 years before they moved in and I never had any of these problems - it's a mystery to me. Now they are starting to not pay their rent on time. This is the 3rd month that they have been late on their rent. This month I got their rent on the 14th. Every month my property mgr has filed the eviction forms and every month they come up with the rent eventually. Here is my question: Is there any way I can get rid of these tenants? This has been a nightmare and is just continuing to get worse and worse. I would like to find a way to evict them or make a deal with them or something. Can you help me?
