@Keith Robinson That's a good sounding letter. Are you sending it as a yellow letter or a typed letter? Just curious.

@James Cook There are lots of letter verbiage here on BP as well as the internet. Some mail houses have templates you could get ideas from or even use to send your mail for you. We aren't allowed to self-promote due to BP Guidelines, however there are tons of forums that discuss our pros and cons and even our products. A quick Google or BP search will yield good results.

I lean towards postcards for the first touch. Particularly this one:

There are a number of websites out there to purchase leads. I'm most familiar with Listsource.com as that is the site we use primarily.

I would recommend doing a quick search in the search bar for direct mail companies.

I'm with you, windowless envelopes are the way to go.

Windowed envelopes have the connotation of being a bill, credit card offer, or spam mail and we do not want our letters to scream "SPAM!!" before being opened. 

Ask yourself this: "Would my mother/father/grandparent/brother/sister send me a greeting card or letter in a windowed envelope?" No. So, windowless is the way you want to go. Make your letters look personal and worth opening.

My question is: how many leads are you sending to?

There are two things that you should ask yourself that will help you determine your mailing quantity:

1) Your budget

2) Your ability to handle the calls

It might help you to answer these questions if you had an idea on what to expect in respect to the response rates. For reference, here are the average response rates we have seen based on our customer feedback as well as our own mailings throughout the years:

Yellow Letters- average response rate of 8%-9%, all kinds of calls (angry calls, curious calls, tire-kickers, quality calls)

Postcards- average response rate of .5%, mostly quality calls.

Zip Letters- average response rate of 2%, mostly quality calls. (Great for follow ups)

Greeting Cards- average response rate of 2%, mostly quality calls. (Great for follow ups)

(These response rates are the averages we have seen and the actual response rates highly depend on your market and the competition within your market.)

Direct mail tends to work best when you send a campaign of 5-7 different pieces, 4 weeks apart from each other. Follow ups are key as the average person takes 3-5 touches before picking up the phone to respond.

Especially since there are a good number of mail companies out there with templates geared directly toward real estate investing.

@John Foster, you may even find that you can create a variation of the templates out there by picking and choosing wording from a few templates already made.

That's a good amount. I can see why you are interested in a mail house.

As you look into the different ones, I would recommend you look at the minimum pieces per order. There are companies that have minimums that range from 20-1000 pieces.

There are a number of us here on BP. We cannot self-promote, however if you do a quick search in the search bar there are a ton of forum posts about the direct mail companies out there.

How many mail pieces are you looking to mail out at a time? If it is a small amount you might benefit from doing the mailings in house using the mail merge feature on Word. However, time is money and with some quantities a mail house could be more beneficial.

There are a number of direct mail companies here on BP. 

Even with the approach of Subject To, you really just need to focus on getting the phone ringing and contact being made. Direct mail is an awesome way to get that started. Keep in mind that direct mail tends to work best when you send a campaign of 5-7 different pieces (postcards, yellow letters, typed letters, zip letters, etc.), 4 weeks apart from each other. Follow ups are key as the average person takes 3-5 touches before picking up the phone to respond.
