You're on the right track. Continuing your campaign is the best way to generate calls. Sometimes I get calls on the 3rd or 4th touch and they acknowledge that they received the other mailings but thought it was from a "big company and not a real person." Now I'm not actually handwriting each letter, but I am able to get more pieces out and only worry about the calls coming in and giving the callers my attention to show them I do actually want to buy their house and it isn't spam.

I've seen also that I have great success with changing up the mailing piece I send out. I may send a postcard first, then a yellow letter hand addressed, then a larger postcard, then a professional letter, etc. Different people respond to different mail pieces. One might respond to my casual yellow letter while another might respond to my professional letter. 

I tend to avoid giving too much information at once.  I had to learn that the hard way. Keep the message simple and add more information as you continue to send.

I've been sending direct mail for a while and the campaign that I use is roughly the same no matter who I am mailing to. I try to keep my message simple in the beginning and increase the information with each piece.

I order my mailers through yellowletters.com and I usually start with a small text postcard. My sequence typically looks like this:

  • Small text postcard
  • yellow letter
  • large text postcard
  • typed, professional letter
  • greeting card 
  • zip letter

Usually I will mail 3-4 weeks in-between each touch too. I've found that that is a good amount of time, gives them the feeling that they are not being bombarded with mail from me, but still short enough time that they remember my name. I get good response from these mail pieces too.

Hello all!

I'm new to the group and excited to learn from the veterans and grow with other newbies. I was excited to hear about this resource from a friend and I just had to join right away! 

I have been investing for some time now, however there is always more to learn. I'm excited to add to my knowledge through the resources and forums on this site. Even with the little bit of exploring I have done so far has opened up my mind to some ideas I might look into pursuing.

I've tried both postcards and yellow letters. 

My postcard mailers tend to see a lower response rate (about 1% on average), but more quality responses. 

On the other hand, my yellow letters get a higher response rate (as high as 11%) but are all types of calls. Angry callers, tire-kickers, curious callers, quality calls, etc. Though it may seem tedious to have to go through all these messages and calls, i look at it like this: I'm getting people on the phone and getting their contact information and I can start guiding our conversations in the direction I want them to go in. Simply, I want to buy your house, let's make a deal. I've made some deals with folks after getting their "curious call".

I usually send out a postcard then a yellow letter. Same as @Mike Watkins

I found that changing up my mailing pieces each time is helpful too.

Also, I send out pretty large quantities so I use yellowletters.com. My mailing lists tend to be around 1,000 leads at a time, sometimes more. And, by sending one of their small text postcards first, I get the most up to date addresses because they will run my list through the National Change of Address system before mailing them out. I still get some back but at least I know it is the most up to date address according to the Post Office.
