Do not consider an applicant until you have a complete application from them. For us a complete application includes:

- A completed application for every occupant over 18 years of age. 

- Proof of income for every applicant

- Credit, criminal, eviction check completed which is paid for by the tenant 

We have a website portal where people can do all the above on their own. I would recommend putting it on the tenants to complete all of this as a way to keep things fair and also to provide a little bit of a hurdle for them to jump over and apply. If you make applying free and done by you people who you will never consider will end of applying.

You have to list it with the property address, I have never heard of not doing that.

As @Nathan Gesner mentioned try an ozone generator. If that doesn't work, then good luck.

This seems like an expensive garage door repair considering new installs are less than $1k.

$55k for a 4-unit in New Britain, CT about 7-8 years ago, needed 25-30k worth of work. Ended up being a great deal in the end.

If you want to free up your FHA loan again you would just need to refinance the current FHA loan to a conventional one.

Most tenant have a punch list of minor things they want fixed in a rental when they initially move in. This is not abnormal at all, and as others have said I don't see anything they have requested that is outlandish.

Set goals and take progress towards them every day. Every single day, with no excuses. Do that and in time you will get to where you want to be. Is this path easy? Nope, but as someone who has been exactly where you are and has come out the other side I can tell you its worth it.

3+ bedroom units and the water/sewer they consume is a major cash flow killer. Not talked about enough.
