Hi Jason,

Wholesaling as Assigning a contract to a third party in Alaska is not illegal. I am doing it through Fidelity and there´s no problem with that at all. But not all title agencies feel comfortable with that. Just look what works for you.

I think would be interesting to get together and talk about that a little more. As I am also a realtor I haven´t had a problem with other realtors telling me that I can not do that. I am disclosing my intention to the seller and to the end buyer. My broker approves this so that´s a green light for me.

I would say that if you have a purchase and sale agreement signed you are acting as a seller, then, "your house, your rules"....

@Ellis San Jose the seller is aware that I am a realtor but I´m representing myself as an investor. He is aware of my intention of selling the house for a higher amount and make a profit of it. There wont be a problem, is more with my broker as they don´t consider this higher amount to be legal, that´s why they recommend double closing.

I have a deal under contract and I´m looking to assign it to an end buyer (wholesale). I am a realtor with Keller Williams and they are telling me that assigning a contract for a "fee" it´s not legal as I am a realtor, their advice is to do a double closing. Do you agree? are you realtors / investors assigning contracts when you wholesale or do you always do double closings?

Ask your title agent, they can send you information about preforeclosures. Call several to see who can help you with that.

Thanks to all for the input. @Matt Larsen, I will definitely look the "virtual investing". This database only contains 129 vacant and free and clear houses in Anchorage, in total like 600.... not really a "numbers game" with such numbers... even though it´s still "on my mind", until I try it I can´t give a strong opinion.
