Hi,

I´m considering the option to buy Kent Clothier´s Find the Motivated Seller now System to find vacant houses. In my area (Anchorage, Alaska) there are not the "thousands" they talk about, there are 350 contacts aprox. How´s been your experience with this system as a marketing list? I would like to confirm that´s indeed a better list than any absentee owned with High Equity list that I can buy from a regular vendor for 1/10 the price.

Ibrahim S can you share how do you pull deeds to check cash buyers? once you find them, how do you contact them? there appears their contact info? I´m new and building my buyers list. Thanks.

Arrive early, have your elevator pitch ready to introduce yourself. Check who is doing good questions and talk to them, ask if you can call them to talk more deeply of what you do. All contacts at some point can be important, so be open. Make yourself memorable, different, maybe write something in your card.

Some advice please! I´m seeing a property today. Sellers are really motivated. It´s a duplex in a GREAT location, a traditional neighborhood here in Anchorage. All Duplexes over there are being turned into single family residences BUT also the rent market here is AWESOME. So, options are, go with the flow and turn it into a SFR or leave it as a duplex and see go it goes? there are no comps as duplex in that neighborhood... that´s my biggest issue to run my numbers for that option, any advice? thanks a lot!

There´s also the option of becoming an unlicensed assistant with a realtor, negotiate that option with some realtor team. You will have access to the MLS.

Jason, create a system for everything that you do. Collect all the information possible on the phone and put it on a "seller lead sheet". There you will have property information, mortgage info, taxes, condition, repairs needed... all that will help you run some numbers to know if that´s a deal or not. Your most allowable offer MOA is AFTER REPAIR VALUE X 70% - REPAIRS. To know your ARV look some comps from the MLS (sold, active and pending) within the last 3- 4 months. If you don´t have access to MLS you need it!!!
