No luck looking for a buyer´s agent in Bethel, I even put a post on the intranet on nothing... sorry about that!

Hi Kevin,

Go and talk to at least 3 different brokers. Tell them what your plans and goals are, ask them about payments, fees, support, education... and see with which one you feel more comfortable with. I´m with Keller Williams and their systems and educations are great. I see everything from "the investor´s" point of view and you can see how it actually applies to everything,

Hi Allen,

You can expect a 2%-3% response, that would be 6 to 9 calls (that's I guess a good average). We can say that from 50 leads there´s one deal so everything depends on what your goals are. If your goal is to do a couple of deals a year, this may work, but if you are aiming higher, then you will have to adjust your numbers according to your goals. You can increase the numbers to this particular campaign or maybe try other 1 or 2, I think 2 - 3 fully executed and tracked campaigns its a healthy number. It all depends on your goals, your budget, your time, experience, strengths.... Whatever campaign you choose, be sure to fully execute it, don´t run "to the next shinny thing" before ending with that one.

@stephanie dupuis - as long as you understand completely the contract and you can explain a seller each line of it, I don´t think is relevant which one you use. Applied knowledge gives you the control!

Not being an agent yourself help you to be able to use a different form that can be easiest to fill and understand for the seller, but if your agent is willing to help you with that (at what price?) then it´s a good option to consider as well.

Don´t be sentimental about it. Do the offer you can make after analyzing your numbers, doesn´t matter if they will get offended by it, the worst thing is that they will say no, thanks. Explain why you are offering that, and if it doesn´t work for them then move to your next deal. It´s a number´s game!

Hi Steph,

As we all know it´s a numbers game. 12 offers may not be such a large number after all. If MLS is one of your acquisition strategies then go further and make another 12 or maybe 20, if the market gets complicated then the effort will have to duplicate. Start trying other new strategies, craigslist ads are free and easy, maybe try your first yellow letter campaign, bandit signs... focus on 2 or maybe 3 marketing campaigns for a reasonable amount of time, execute each of them, track them and adjust them. Consistency and persistence will bring good results. the best of lucks!

Hi @Brian L. The System is actually a database of vacant houses, a list as any other you can buy from any vendor. Its a "System" as they give you other tools; the letter model, some videos... Etc. But my interest is the database for It's quality,

Thanks a lot Chris Klothier for your detailed reply. I'll let you know how it goes; my market is a real challenge so having a good database It's a good start; but of course as very marketing Campaign is about consistency and tracking, thanks again.

Martha what exactly are you looking for, are you trying to negotiate houses that are listed? Do you need the agent to be there in Bethel? Let me know.
