hey also new and I'm from Modesto, I will like to meet one day to talk about are market and become partners. I haven't done deals because of the money and I'm going to mjc right now, but I have learned so much  during the pass 8 moths in biggerpockets. 

im planning to get a multifamily house. To live in one side and rent the other one but is a foreclosure. Do u guys recommend to get it with FHA 3.5 down payment and 203k loan and should I get a foreclosure house for my first house or should I get a multifamily house that doesn't need that much of repairs.

so should they aply for only one credit cards or more?

My dad and my mom have few years in the US and they don't have a credit card.

They are getting their fist credit car in the summer.

Can they still buy a house in a year? And how can they improve their credit care to buy a house ?
