Just sent out a batch of direct mail letters last week and got my first call back from a potential seller!  Not sure if we'll be able to make a deal but it was good to get the experience talking to a seller... very excited to see what happens from here.

@Michael Campbell just a few tips on DM.

Do whatever you have to do to answer the calls live.  This will almost double your results.

Send the type of DM that generates calls.  Meaning be strong in your message.  Too many people think they only want qualified calls.  You want ALL calls.  Because sooner or latter everyone will sell.  The key is to get everyone into your world and have a good follow up system.

Don't just put the perfect deal under contract.  Put even marginal ones under contract.  Learn how to re-negotiate your contracts.  All the top investors do it.

Learn how to capitalize on as many leads as possible.  For instance in my model the leads we cant convert into deals we move to our team of realtors and they convert them into regular retail listings.

Hope these help.  If there is anything I can do for you don't hesitate to PM me.

Peter
