Have you thought about a multi family rehab purchase and live in one unit.Add value and move to the next one to build up your cash.Or a house hack to live in add value and move on to the next.

What’s usually done in this situation is you’ll have to do renovations one by one as the leases expire.Or you can offer cash for keys.

Could you sub-lease or Airbnb the apartment.Would you qualify for the loan with the expense of the apartment?

Can you afford both? Pay the expense of the apartment upfront if you have the funds and move into the duplex.

I’d say if the utilities for the duplex are in your name your living there.Negotiate your way out of the lease with your landlord.

We usually start with the dumpster. Take out all the bad, lighting, ceiling fans,switch plates,towel rods,shower surround,tubs,carpet,flooring.Then remove walls usually open up the kitchen trying to fit in an island or bar. Update the floor plan. How bad are the windows and interior doors.Order new windows and doors, can you paint the doors?When you gut kitchens and baths be sure to replace the water valves so you won’t have any leaks.Update mechanicals add AC if it’s just swamp.If washer and dryer are located outside try to find somewhere inside to put them.Hows the roof do repairs and re-coat.Learn from others go view other flips similar to yours and see what’s they’ve done.

Have a rehabbed triplex 2/1s  paid 130,000 valued at 270,000 ish now.Currently getting $ 2300.00 a month.Semi active at this point always lookin.
