Ability to evict tenants for major renovations in California

Hi BP Family,

I am trying to acquire a 4-unit and a 8-unit property in San Diego, California.  All units are `100% tenant-occupied at the moment and all tenants are on-time in rental payments.  My intention after acquisition is to do major renovations on both the 4 and 8 unit properties.  Under AB 1482 (California Tenant Protection Act of 2019), I understand there are some scenarios where I can remove tenants for "no-fault" reasons (renovation).  I also intend to live in 1 of the units in the 8 unit property. 

Has anyone encountered a similar situation before?  How did you go about it?  If the renovation includes including roof, bathroom, flooring, windows, appliances, etc, is this sufficient to qualify for a Substantial Remodel and remove the tenants?

Your advice and guidance would be greatly appreciated.
