I’m not sure of you tenant laws in Texas but I believe you would have to wait until their leases were up before you charge them for water and gas. But I’d definitely give the tenants notices as to this increase as their leases renew.

This is what I look for...

You buy it as is and further negotiation the price down accordingly to the rehab needed especially if there is mold bad roof clogged drains. Seller obviously doesn’t want to do any work.

It’s up to you to slowly work the tenants out as you rehab the units.Raise rents if some are good tenants when the leases allow.This is exactly how you add value.

Unless of course it’s a real dump and will cost more than 20,000 a unit in repairs.

Great reason to knock down the price.Seller won’t want to have to disclose mold to another buyer.

He will have to remediate the mold before he gets another buyer.

My hard money lender is uncomfortable using the property purchased as collateral, if I use another property I own outright

As the collateral she’s only entitled  to the amount of my debt to her,right? In other words if my property is worth say 250,000 her lien would only be on the amount borrowed plus interest charged say 160,000. I’m worried that she could try to take the whole property if any unfortunate problems arise.Thank You...

Wow Dorian did you just say that 2 of your single families that are fee and clear are not rentable. I’d say you got 2 pieces of yard art.Why in the world haven’t you got them ready rentable and bringing in income?Finish what you have all they’re doing is costing you money.

I wouldn’t want to pay all those expenses for your tenants you need to find a way to bill them, for trash water sewer and cable.The property is not separately metered for water  gas and electric?

They obviously don’t live in the desert, the paint is fine. Oleanders along the fence the fence is an asset.And add some shade trees.I can’t see if the units have yards in the back but you could put up courtyards in the front for each unit with fencing of you choice it’ll add a lot of curb appeal and safety and privacy.

Plant some low water trees and bushes mesquites and oleanders. Decomposed granite for the driveway and parking lot.
