Hello, @Anxhela Musta, wel come to BP!  Newbie investor here too trying to do about the same thing.

Currently, I am considering house-hacking so that I can save more each month towards other investments but I have considered a quicker house flip to gain some capital.  Research your market and find out what's going on in your area, talk to realtors, other landlords, friends, and see if you can find a need.  Are people wanting to buy and stay for the long term or are they renting more often?  What's the average price point (including taxes/holding costs/etc.) for buying/selling houses and what's the average monthly rent/lease in your area?

Forgive me if this is in the wrong forum or if this has been asked/answered 470,000 times already!  I am still learning the BP ropes.  I just finished reading " How to Buy a Duplex – The Ultimate Step by Step Guide" by @Brandon Turner and have some questions.

Step #3 is "Get in Touch with a Real Estate Agent".  I am reading and doing a lot of research on finding an agent and just wanted to know:
What is the process when you start looking for an agent?  Do you just go to the the real estate agency and tell them you want to talk to someone?  Do you cold-call/email agencies/agents?  When you should you start interviewing potential agents?  What kind of questions should be asked of agents?  What is the difference between a real estate agent and a good real estate agent?

This guide was *exactly* what I had been looking for for several months, even before signing up with BP or making the decision to buy my first property.  Thank you Brandon!

@Marie Fries, I own the game and have played it several times.  This was the second thing that I bought when I first started getting interested in financial freedom (the first was, of course, the "Rich Dad Poor Dad" book).  Your older children would probably learn quite a bit  from it.  It is fun and easy enough to setup and learn, it does teach great concepts about finance and spending.  The one thing that I dislike about it is that sometimes it is rather difficult to understand the rules and keep up with on your cashflow sheet (there is an app for that now though!).  Cashflow 202 is next on my list of things to get!

@Nathan Gesner can you recommend any good books to read on being a a good landlord and how to find and keep good tenants in your rental homes?  I, too, am looking at house hacking in a duplex for my first investment.

@Stephen Roesler, what really hit me hard with "Rich Dad Poor Dad" is that Robert was saying a lot of the things that I had been thinking for years, but all of the "nay-sayers" around me kept shooting me down.  When I read the book, it reaffirmed that what I thought was right, I just wish I had realized it way sooner!  Most of my friends still don't "get it" when we talk about money and finance.  I'm in no way a financial expert, I just have a vastly different mindset than most of my friends.

I am so glad that I joined BP, I am very passionate about meeting my financial and life goals, the encouragement and people here willing to help are really helping to fuel that passion even more.  If I can help in anyway, please reach out to me.
