40 somethings ;) starting a new adventure

My husband and I are just starting out, putting out our feelers in real estate. I run a couple businesses, and hes looking at retiring from his law enforcement career of 20 years.  He is nervous, leaving comfort for the unknown.  But anyone that has lived law enforcement life knows how much it takes from you and your family.  He has given 20 years, its time to move on. But we are totally new. I want to ease his fears a little. This is worth it right? We can do this right?  In the research mode right now, but I know you can over think and not take action either. Any suggestions for jumping in with both feet.  We are ready to be aggressive.

@Trisha Spear, you're going about it the right way. Do your research, learn as much as you can, and run the numbers on a many deals as possible. At some point to you have to "make the leap" and take action. You'll never eliminate all of the nerves.

Try to get your first deal or two under your belts before your husband retires. His W2 will make securing bank financing easier.

If you find any deals that look good post them to the forums. The community is always happy to double-check numbers and poke holes.
