How is “active” vs “passive” defined? If I buy 2-5 buy and hold rentals a year, is that passive?

Mike O. - all 4 are conventional mortgages. 25% down for the duplexes and 20% down on the townhouses. Hope that helps.

Happy Monday! Quick question about utilities and snow/lawn care for SFH student rentals. From what I'm finding, it appears most of the time the tenants cover all utilities (does this include water and garbage?), but how do you handle snow and lawn care? Are the tenants responsible for that also? Here in the Midwest, that can chew into the cash flow quickly.

I'm starting to look into smaller apartment buildings (6-12 units) and wondering if there are any well-known and well-respected wholesalers that I should be connecting with.  I'm mostly interested in smaller markets outside the Twin Cities (Duluth/Superior, Mankato, Rochester, St Cloud).  Any insight would be appreciated.

Brian Eastman - I am in a similar situation. Is it true that if using a self-directed IRA the earnings must return to that account and cannot be pulled until retirement (without tax penalty)? I’m strongly considering grabbing a chunk and just paying the taxes now. My goal is to acquire more MF properties with it and fully replace my W2 income by 40 (8 years away). If I would elect to leave my career at that point, I couldn’t necessarily live on the funds if they’re still sitting in the inherited IRA account, right? Thanks in advance for your insight! Craig
