Michael Schraepfer - they’ve had 5-6 showings, but many of them were before the new flooring went in...and the old stuff wasn’t pretty! Of those 5-6, I believe 2 applied. One went silent and the other didn’t meet criteria.

Thanks for all of the feedback! I know winter timing is playing a factor in the process. Rent is at $875 + all utilities other than trash. I like the idea of 1/2 off first month’s rent!
Sure did, and wouldn’t have had it any other way. It motivated me and showed me the meaning of working hard for your money!

Happy New Year, all! I’m having a hard time filling one of my units in the Duluth, MN/Superior, WI market. It’s the only 3/2 unit I have, and I’m wondering if it is generally harder to fill 3/2s than 2/1s. I’ve replaced all of the flooring, dropped the price 3 times and my PM still hasn’t been able to rent it. For those of you with 3/2s and 2/1s, what do you see? Thanks in advance! Craig

@Lori D - I give my tenant a $25/month discount to cover lawn and snow. I provide a basic mower and shovel. It ends up being a win-win because we both save!

Corey Robert Leet - The city of Duluth is starting to make me a bit nervous! They seem to be cracking down on a lot of REI-related areas. My Superior property does very well. It’s a large duplex (3/2 up and 2/1 down) that rents for $1700 total and all utilities are split. I’m curious, how do you handle snow and lawn care for the student rental? Do they cover utilities also?
