Utilities and Snow/Lawn for SFH Student Rentals

Happy Monday! Quick question about utilities and snow/lawn care for SFH student rentals. From what I'm finding, it appears most of the time the tenants cover all utilities (does this include water and garbage?), but how do you handle snow and lawn care? Are the tenants responsible for that also? Here in the Midwest, that can chew into the cash flow quickly.

You can put it in the lease contract that the tenants are responsible for snow removal. If they agree then its their responsibility.
